以前就聽我的韓國朋友說在韓國找房子不容易,尤其是在我們待的這個城市.等我們來到這裡,總算見識到不容易是怎麼一回事. I have heard from Korean friend that to find an apartment in Korea is not a easy job, specially in the city we are stay now. Until we are here, I finally understand what she means.



在韓國別看公寓一棟一棟的,每棟都有十幾層.還有所謂的別墅公寓(不是真的別墅)和房子(為數不多,只有有錢人才住的起).但可租到的房子真的很有限.為什麼呢?先從房子本身說起吧.所謂的別墅公寓就像是台灣的透天厝分成好幾間公寓或是套房一般.所以可以想像質量不算是很好.所以要是經濟許可的人都喜歡租公寓.至於房子,也就是真的別墅就不用說了.想都別想.另一個租屋不易的原因是跟錢有關.在韓國有一項很不同于其他國家的地方,就是押金特別的高.一般而言有分,付很高押金免付租金或是押金稍低付部份租金.像我的韓國朋友以前租房子就是這種付高壓金免租金的.至於押金有多高呢?聽說要到一兩百萬台幣.沒錯,我一點也不誇張,不相信的各位可以去看看其他的相關部落格.我也是看到其他文章後跟我朋友證實的.不但如此,合同一簽就要兩年.兩年過後想要再租,房東又要漲價.所以我的朋友只好每兩年一搬.這還是租一般的公寓.要是要租好一點的公寓,押金恐怕要到兩三百萬台幣.所以短期的或是沒錢的就只好租別墅公寓了.不過聽說質量真的很差,環境也不是很好.
If you see so many apartment buildings in Korea and most of them are more than 10 floors, plus villa apartment ( not real villa) and houses ( just for very rich people). It’s really hard to understand why it is so difficult to rent an apartment. Why???? First, the villa apartment is kind of private apartment, the owner build one house and separate into several rooms for rent. Normally this kind of apartment quality is not so good. If people has a little bit more money, they would like to rent really apartment which build by big companies. For houses, we’d better forget it because that just few and only for very rich people. Second, in Korea has one custom which is very different than other countries. The deposit is super high. There are two way to pay. One is super super high deposit and don’t have to pay rent or super high deposit and a little bit rent. My Korean friend paid super super high deposit with no rent when she was in Korea. What is super high deposit means? Normally the deposit is about 1 or 2 million NT$(€25,000~50,000). If you rent a nicer apartment the deposit will higher, like 2 to 3 million NT$ (€50,000~75,000). The contract is 2 years and after 2 years if you like to continue, of course the landlord will increase the rent. So my friend had to move every 2 years. What I write is not a joke, if you don’t believe, you can check other blog which talk about rent an apartment in Korea.



當然隨著經濟不景氣的影響,也改變的一些房東的觀念.現在有些房東就願意降低押金提高租金.就算這樣,對我們而言押金還是很高.以我們現在租的公寓來說,光押金就要五六十萬台幣,公司要租十幾間的話,還真是吃不消呢!!!除此之外,不管哪一種租法每月都要付水電煤氣等等,也是不小的開支.
Because of the economic crisis, some of the landlords change their mind and start to reduce the deposit and increase the rent. Even though, for us the deposit still very high. Like our apartment we have to pay around NT$500,000~600,000( €10,000~12,000). Company has to rent quite a few apartments, it’s a lot of money for the company. Except this, we still have to pay the electric, gas and water etc also cost a lot of money.



聽說這樣的租屋方式在韓國行之多年.有些倒楣的租客還碰上房東捲款逃跑的.為什麼會有這樣的收租方式呢?我的朋友說是因為以前韓國的銀行利息很高,所以房東收了你的大筆押金放在銀行生利息,比收租金還划算.加上韓國房價超高,所以要買房子真的不容易.這些押金對想買房的人而言只是零頭,根本買不起房.所以只能接受這樣的付款方式.隨著時代變化,加上銀行利息不比以前.會算錢的房東就改變收錢的方式.但跟其他國家比起來,押金真的是太高了. In Korea this kind of high deposit system is for many many years. Some of the bad landlords even take the deposit run away. The reason for this custom, my friend’s explanation is few year ago the bank interest rate in Korea was high so it’s much better to put the deposit in the bank to earn the interest rather than get rent every month. Plus the house price is so expensive that the deposit just small part of the house price. Most of people cannot afford to have their own home. Therefore, people just accept the way it is. Although these days the way of payment is changed, but for us still very high.




雖然這樣的付款方式而且到處都在蓋樓.但是在韓國找房還真的不容易.像我老公同事的房子在租完房後還經過整修一番.像是換壁紙還有換馬桶浴盆等等.說真的對我們而言真是不可思議到幾點.即使是這樣,我們還是很難找到合適的房子.我們現在租的這個公寓是因為有認識的人住在這裡.透過他們找到仲介租的.還是最後一間.沒有選擇了.因為這裡環境很好,所以搶手的很. My husband ‘s colleague’s apartment is not only the high deposit plus rent, but also has to do some renovation. Such as change the wall paper, toilet equipments and so on. For me it’s hard to believe but even though company still very difficult to find a suitable apartment for other colleagues. We are lucky that we have friends live in this area and through them we know the right agent to rent this apartment. This one is the last one for rent at this moment. Because this apartment building has very good name and surround is very nice, a lot of people like to move in this area.




現在我們總算搬近新家了.接下來就看我們在韓國的日子會有什麼新鮮事發生了. Finally we move into our new home in Korea. We will see what will happen in Korea.
